Purchase Process

1. Cash Sale Deal:

• Upfront Payment: Required to reserve the property.
• Balance Payment: A land sale contract is required to be signed within week of payment of reserving the property by making a down payment. Complete balance due within 7 days of the upfront payment. If contract is not signed by buyer and/or remaining balance is not paid within a 7-day period, the buyer will forfeit the document fee paid, the remaining balance will be refunded and the buyer will have no right to the property.

2. Owner Financing:

• Initial Payment: Includes a down payment and a documentation fee. If contract is not signed by buyer within a 7-day period, the buyer will forfeit the document fee paid, the remaining balance of the downpayment will be refunded and the buyer will have no right to the property.

• Financing: Remaining balance financed at 0% interest, detailed in the financing agreement.
• Additional Fees: Monthly payments include a note servicing fee and a property tax contribution, along with a POA charge.
• Early Prepayment: No penalty for early repayment.
• First Installment: Due within 45 days from the initial payment.
• Important Documents: Buyers must review the Promissory Note, Land Sale Contract, Billing Agreement, and Recurring Payment ACH Authorization Form before making the initial payment. Enjoyment of the land can commence after the initial payment.

Return and Refund Policy

A 30-day return policy applies to all property sales, with document preparation fees being non-refundable. After 30 days, all sales are final.

Dispute Resolution

Disputes arising from interactions with our company will be resolved in the courts located in Texas. All parties agree to the jurisdiction of these courts for the resolution of disputes.
